What are the accounting requirements for a housing society in Maharashtra?

Under Rule 62 of the Maharashtra Co-operative Societies Rules, 1961 and MCS Act §65, cooperative housing societies must maintain double-entry books of accounts, including a Day Book, Cash Book, Bank Ledger, and Member Personal Ledgers. Accounts must be reconciled monthly, closed on 31st March, and submitted for annual statutory audit (§81) by a certified panel auditor.

Mandatory Maintenance Bill Heads (Bye-Law 67 & 68)

Under Model Bye-Laws, maintenance charges must never be billed as an arbitrary lump sum. Bills must distinctly segregate:

Property Taxes & Water Charges: Divided based on municipal assessment or flat area.
Service Charges: Divided equally among all members regardless of flat size.
Sinking Fund: Minimum 0.25% per annum of construction cost (excluding land cost).
Repair & Maintenance Fund: Minimum 0.75% per annum of construction cost.
